Roofing & exteriors in River Vale, NJ

River Vale was farmland into the 1940s and built out almost entirely between 1950 and 1970: capes, split-levels, ranches and colonials, with Lake Tappan and three golf courses taking much of the rest. That means asphalt roofs on a second or third cycle, siding hung over siding, gutters the trees have outgrown, and ice at the eaves in the town that holds New Jersey's cold record.

In detail

River Vale is a 4.3-square-mile Pascack Valley township, formed in 1906 from parts of Hillsdale and Washington townships. Its edges are water: the Hackensack River on the east, dammed in 1967 to form Lake Tappan, and Pascack Brook on the south. The southern part, between brook and river, is flat; the north slopes from rolling hills down to the lake; mean elevation is about 39 feet. Woods and three 18-hole golf courses take a large share of the land. About 9,900 people live here, almost all in single-family houses, with no rail station and no downtown.

The township stayed rural through the Revolution (the 1778 Baylor Massacre happened here) and into the 1940s, with about 1,700 residents entering the 1950s. The postwar boom took it to nearly 9,000 by 1970 as fields became streets of capes, splits, ranches and colonials, and growth has been modest since. So the housing stock is one generation, aging as one: a second or third asphalt roof, aluminum or vinyl over the first siding, 5-inch gutters, an attic insulated to 1960 standards. We look at all of it as one system before we price anything. Start with roofing, or read how long a roof lasts in New Jersey.

What is different here

Four River Vale conditions that set the scope

The state's coldest reading was taken here

Minus 34 degrees, January 5, 1904. The valley still runs cold, and a low 1960s attic with thin insulation and no soffit intake makes ice dams the usual winter call here. We run ice-and-water membrane along every eave, balance soffit intake with ridge exhaust, and check the attic before blaming the shingles.

Flat, low ground between the brook and the river

The southern streets sit at the bottom of the township, where a downspout dumping beside the foundation is the usual route to a wet basement. We run leaders to daylight or a drain and check the grading before we leave.

A canopy that has caught up with the houses

Mature trees now shade whole roofs, especially by Pascack Brook County Park and the course edges: leaves in the gutters each fall, moss on north slopes. We fit 6-inch gutters and guards where the trees warrant it.

A whole street reaches the end of a roof at once

When a block went up within a few years, its roofs age together, and that is when door-knocking outfits arrive with one price for everyone. We quote house by house, in writing, and the estimate names what is under the shingles as well as on top.

Materials & services

What we install on River Vale houses

1

Architectural shingle, to the deck

A roof of this age often carries two layers already, the code maximum, so the next job is a tear-off. That means sheathing repair, synthetic underlayment, ice-and-water at eaves and valleys, new flashing and a shingle with a real wind rating. Roofing →

2

Low-slope membrane on the wings

The garage wing on a split and the rear section on many capes are too shallow for shingle and are where these houses leak. We run a single-ply membrane there, lapped under the field above. Where roofs leak →

3

Siding and windows as one envelope

Under the aluminum on a 1950s cape is the original clapboard, usually with no housewrap. We strip to the sheathing, add a drainage plane and flash every opening once, so window and door replacement is planned with the siding.

4

Gutters sized to the roof, decks built to code

Seamless aluminum in 5- or 6-inch profiles, leaders to daylight on the flat southern lots, guards where the canopy calls for them. We also build decks, with the ledger flashed into the wall.

Pascack Valley

Postwar streets under trees that have outgrown the gutters.

The Pascack Valley was built in one generation and is aging in one: roofs due for a tear-off, siding hung over siding, gutters that were the right size when the trees were saplings. Low ground and long winters do the rest. We work the whole valley and price the fix, not the symptom.

Questions
Does Johannemann & Sons serve River Vale, NJ?

Yes — all of River Vale, ZIP 07675, which the township shares with Westwood and Old Tappan. That means the flat southern streets between Pascack Brook and the Hackensack River, the blocks off Rivervale Road, and the slopes above Lake Tappan. We work across the county from our Edgewater base and handle the full exterior: roof repair and replacement, siding, windows and doors, gutters and decks. Every estimate is written, photographed and priced by named material.

My 1960s split-level gets ice at the eaves every January. Is that a roof problem or an insulation problem?

Usually both, and River Vale is a cold place to find out: the township holds New Jersey's all-time low, minus 34 degrees in January 1904. An ice dam forms when attic heat melts snow high on the roof and the water refreezes over the cold overhang, and a 1960s split has a low, thinly insulated attic. When we re-roof we add ice-and-water membrane at the eaves and balance soffit intake with ridge exhaust, and we say plainly if the insulation is what actually needs the money.

Do I need a permit in River Vale for a new roof, siding or a deck?

It depends on the work. Replacing roofing or siding in kind on a one- or two-family house is ordinary maintenance under New Jersey's construction code and needs no permit. A new or rebuilt deck, an enlarged window opening or any change to the roof framing does, filed through the township's construction office. Where a permit is required we prepare and file it, schedule the inspections and hand you the closed permit with the job paperwork.
