Franklin Lakes sits in the northwestern corner of the county against the Passaic County line, on the Ramapo foothills at around five hundred and twenty feet — well above the Hackensack lowlands. It is genuinely a lake town: Franklin Lake, the Blauvelt Lakes, Crystal Lakes, Shadow Lake and Hopper Lake, with mill creeks between them.
That makes the exposure here lakeside and low-lying creek lots rather than river flooding. On the higher wooded ground the working factors are elevation, wind over open hillside, and a canopy that drops organic load onto roofs for most of the year.
