Roofing & exteriors in Mahwah, NJ

Mahwah is the northernmost municipality in Bergen County and the largest by area, running from the Ramapo River valley up into the wooded ridges at the New York line. That means early-1900s houses around the station, post-war capes and splits on the flatter eastern side, and one-acre colonials in Fardale and Masonicus. Above them, hilltop houses in Rio Vista and Stag Hill take wind and leaf load together.

In detail

The township's 25.88 square miles hold housing that follows the geography. The oldest section grew up around the rail line in the Ramapo valley; the station dates from 1913, and Cragmere beside it holds early-twentieth-century homes on tree-lined streets. The Ford assembly plant, open from 1955 to 1980, brought post-war subdivisions, and Fardale and Masonicus filled in on roughly one-acre lots. Later came the corporate campuses along Route 17 and Interstate 287, large condominium developments and Rio Vista on former seminary land.

Each era fails in its own way. A 1910s house near the station has had its roof replaced more than once, often over the layer before, with the chimney flashing never redone. A post-war cape or split usually carries aluminum or vinyl over the original siding, with no weather barrier behind it and five-inch gutters undersized from the start. A Fardale colonial has long, simple roof planes and an attic that was never ventilated properly. A hillside house in Stag Hill or Rio Vista sits under canopy on the sheltered sides and open to the wind on the view side, the hardest combination a roof can be asked to carry.

We replace and repair roofs, reside, restore and replace windows and doors, hang gutters and build decks on all of it. Every estimate comes with photographs and the names of the materials we propose. Start with roofing or call (201) 446-5941.

What is different here

Four things a Mahwah roof has to deal with

Canopy on the Ramapo slopes

The western half of the township climbs into ridges covered by the 1,351-acre Campgaw Mountain Reservation, and the streets below share the same trees. Leaf load, moss on shaded slopes and ice dams follow. We run ice-and-water membrane well past the warm wall and fit guards matched to the debris.

Exposed hilltop lots

Stag Hill and Rio Vista are prized for their views, and the same openness puts wind on the ridge and rakes. We install shingles with a six-nail pattern, a sealed starter course, and ridge caps rated for the same wind speed as the field.

Valley ground by the Ramapo River

The station-side sections sit in the Ramapo valley, where roof water has less fall to work with. We size gutters to the roof area, run downspouts to daylight or a dry well, and set the discharge away from the foundation.

A century of housing types in one ZIP

Early-1900s frame houses, post-war capes, one-acre colonials, estate houses and a large stock of townhouses and condominiums call for different roofs and paperwork. On association property we work to the association's specification; on a Cragmere house we start from what was originally there. More under roofing.

Materials & services

What we install on Mahwah houses

Roofing for every era of the township

Architectural shingle with ice-and-water membrane at eaves and valleys, on the gable and hip roofs most of Mahwah carries. Standing seam metal for exposed hillside houses. Slate and cedar where a Cragmere or Darlington house was built for them. Leak repair traced to the source, and inspections that say how long a roof has left — see how long a roof lasts in New Jersey.

Siding and windows & doors

On post-war capes and splits we strip the aluminum or vinyl to the sheathing, replace what has rotted, wrap the house, flash every opening and hang fiber cement or insulated vinyl. Near the station, sash restoration where the wood is sound and replacement units that fit the original opening where it is not — see what window replacement costs in Bergen County.

Gutters and decks for large, sloped lots

Six-inch seamless aluminum on the long roof runs of a one-acre colonial, guards under canopy, and downspouts placed for a sloping lot — see gutter guards under Bergen's tree canopy. Composite or wood decks with the ledger bolted through and flashed, footings set for the grade.

North-west Bergen

Village streets by the rail line, wooded acreage beyond them.

The north-west corner of the county pairs older centers along the railroad with large wooded lots on the hills behind them. The exterior work is about mature trees over every roof, long gutter runs on big houses, ice at the eaves, and older housing near the stations that deserves its original materials.

Questions
Does Johannemann & Sons serve Mahwah, NJ?

Yes — all of 07430, which covers more ground than any other Bergen County municipality. That takes in the station-side streets of Cragmere and West Mahwah, the one-acre lots of Fardale and Masonicus, the hillsides of Rio Vista, Stag Hill and Darlington, and the township's condominium communities. We replace and repair roofs, reside, replace and restore windows and doors, hang gutters and build decks, working across the county from our Edgewater base.

My Mahwah house sits under trees on a hillside lot. What does that do to the roof?

Three things. Leaf load fills gutters faster than on an open lot, so water backs up behind the fascia and under the first courses of shingle. Shade keeps the north slope damp, which grows moss and shortens shingle life. And a wooded lot that opens onto a hilltop view, as in Stag Hill or Rio Vista, takes wind on the ridge and rakes. We answer with guards sized to the debris, ice-and-water membrane run well past the warm wall, and a six-nail shingle pattern with rated ridge caps.

Do I need a permit for a new roof, siding or a deck in Mahwah?

The township's construction office makes the call, and it depends on scope. Like-for-like reroofing and residing usually count as ordinary maintenance under the New Jersey Uniform Construction Code. Structural work on the house, such as replacing rotted sheathing or rafters, needs a permit and inspections, and so does a new or completely rebuilt deck, footings on a sloped lot included; repairing part of an existing deck in kind does not. We confirm the requirement with the township before work starts and file the paperwork ourselves, so you are never chasing it.
