Roofing & exteriors in Maywood, NJ

Maywood is 1.29 square miles of flat, tightly built borough between Hackensack and Paramus, a grid that grew out from an 1872 railroad station on Maywood Avenue. Older frame houses near the station, capes and colonials on the rest, small lots throughout. The work here is shingle roofs on their second layer, layered siding, and gutters that do all the draining on ground that does none of it.

In detail

Maywood sits between Hackensack to the east, Paramus to the north, Rochelle Park to the west and Lodi to the south. Route 17 is the one major highway through town; Maywood Avenue, Central Avenue, Passaic Street and Spring Valley Road organize the rest. The old New Jersey Midland line still runs through the borough, and its 1872 station on Maywood Avenue carried passengers until 1966. The borough dates from 1894, one of 26 Bergen boroughs incorporated that year. The ground is flat, with no ridge to shed water toward.

That history sets the housing. A rail-station borough usually has its oldest frame houses within a few blocks of the station and main street. The rest of the grid filled after the war as Route 17 and the Paramus retail corridor grew. So we expect a century-old frame house on one lot and a cape or split-level on the next, some multi-family toward the highway, and lots small enough that the neighbor's downspout is your problem. The failures follow the eras. On the older frames, plank decking under two layers of shingle and cladding stacked over the original wood; on the post-war houses, five-inch gutters never sized for the roof, tired aluminum siding and unventilated attics.

We do the exterior work those houses need: shingle roofing, leak repair and inspection, siding over older frame walls, window and door replacement, gutters and downspouts planned for a small flat lot, and decks.

What is different here

A flat grid, small lots and a busy highway

The borough's name came from the name of a station established in the area by the New Jersey Midland Railroad.

Wikipedia, Maywood, New Jersey

No slope to help the water along. On flat ground nothing leaves the lot on its own. A gutter that overflows at one corner, or a downspout that ends at the foundation, keeps the roof's water against the house until it finds the basement. We treat gutters as the drainage system they are: sized to the roof, pitched to the outlet, discharging well away from the wall. A leak here is as likely to start at a downspout as at a shingle.

Neighbors within arm's reach. Ten thousand people in 1.29 square miles means narrow side yards. A downspout cannot dump onto the house next door, and a ladder at the property line stands in someone else's yard. We plan access and drainage before we price a job.

Route 17 on the doorstep. Houses nearest the highway take more road film on siding and glass than the streets behind them, and a loose single-pane sash lets the noise in. There we lean toward claddings that rinse clean and windows chosen for their air seal.

Materials

What Maywood's housing stock actually needs

Architectural shingle, tear-off first

Code allows two layers of asphalt shingle, never a third, and many older houses already carry two. We tear off to the deck, replace soft boards, run ice-and-water membrane at eaves and valleys, and install a shingle with a published wind rating. See our roof lifespan guide.

Six-inch gutters and downspouts that go somewhere

Where a five-inch run overflows we go to six-inch with oversized outlets, and every downspout is extended away from the foundation and kept off the neighbor's lot. On a flat lot this is the change that keeps a basement dry.

Siding and windows on older frame walls

The layered cladding comes off, sheathing and sills are repaired where it hid rot, and a weather barrier and flashing go on at every opening before fiber-cement or vinyl. Where the old frames are gone we replace windows full-frame at the same time. Costs are in our window guide.

Decks that fit a small yard

Composite or pressure-treated, framed to current code, with a ledger flashed into the wall rather than bolted over the siding. On a narrow Maywood lot the deck is often the whole back yard, so we draw it to the setback first.

Central Bergen

Older, tighter towns where drainage decides the job.

The towns between the Hackensack and Saddle rivers were built out earlier and denser than the northern valley: pre-war frame houses on small lots, post-war capes and splits between them, flat ground that holds water. The work is reading what earlier decades put on a house and getting roof water off a small lot.

Questions
Does Johannemann & Sons serve Maywood, NJ?

Yes — all of 07607, from the blocks around Maywood Avenue and the 1872 station to the streets off Central Avenue, Passaic Street and Spring Valley Road and the houses nearest Route 17. We work across the county from our Edgewater base. In Maywood that means shingle roofing and leak repair, siding over older frame walls, window and door replacement, gutters sized for the roof and routed for a small lot, and decks.

The borough is flat and my lot is small. Where should the roof water go?

On flat ground nothing carries water away by itself, so the gutters and downspouts do all of the work. A downspout that empties at the foundation puts every gallon off the roof where it does the most harm. We size the gutters to the roof area above them and put an oversized outlet at each downspout. Then we extend the discharge well away from the wall, to a splash block, a buried line or a drywell, so a heavy rain leaves the basement dry and the neighbor unbothered.

Does a roof replacement in Maywood need a permit, and who pulls it?

Usually not. Under New Jersey's Uniform Construction Code, replacing the roof covering on a detached one- or two-family house is ordinary maintenance: no permit and no notice to the borough. A permit is required if the sheathing has to be replaced, and on the older frame houses along Maywood Avenue that is a real possibility once the old roof is off. When it is, we pull the permit under our own registration, schedule the inspection and close it out — the homeowner never files anything. We photograph the decking after tear-off so you see what was found and what was replaced.
