Roofing & exteriors in Northvale, NJ

Northvale is 1.27 square miles pressed against the New York state line, with about 1,700 homes on it. Most are modest post-war houses on a compact grid around Livingston Street and Paris Avenue, many expanded since, alongside 55-and-over communities and a few Dutch-era stone survivors. Small roofs, tight lots and a second or third shingle cycle set the work here.

In detail

Northvale sits at the top of the Northern Valley, where Bergen County meets Tappan in Rockland County, New York. The borough is small and dense — 1.27 square miles, 4,761 people at the 2020 census — and the end of the line in a literal sense. The Northern Branch railroad from Jersey City terminates here. Passenger service ended in 1966, but the grid around Livingston Street, Paris Avenue and Railroad Avenue is still where most of the houses are.

Before the railroad this was Harrington Township farmland worked by Dutch-descended families such as the Harings and Blauvelts. The c. 1810 Haring-Blauvelt House on Tappan Road — frame on one side, rough-cut sandstone on the rest, on the National Register — is what survives of that era. Factories followed the tracks in the 1870s and 1880s, the borough incorporated in 1916 as the last piece of Harrington Township, and Rockleigh split off from it in 1923. No published history dates the residential build-out. But 1,700 housing units on this little land, running from small post-war houses to 55-and-over communities, point to the Northern Valley pattern. That means capes, ranches and split-levels on former farm lots from the 1950s and 1960s, a great many enlarged since.

A house of that age and size fails in predictable places. The flashing where a later addition or dormer meets the original roof, a small attic that was never vented, and 5-inch gutters hung when the street trees were saplings. We look at the whole envelope before we quote any part of it. Repair or replace? Start with how long a roof lasts in New Jersey.

What is different here

What we check first on a Northvale house

1

Where the old roof meets the new

On an expanded post-war house, the junction between the original roof and the later one is where we look first. Step flashing, counterflashing and a cricket behind a wide wall are the details that get skipped, and sealant is the tell.

2

How many layers are up there

Small roofs invite re-covers, and the code allows two layers of asphalt, not three. We count them at the rake: a third layer is a tear-off by rule, a second usually by judgment, so we can see the deck.

3

Attic air on capes and ranches

A low attic behind knee walls, with soffits painted shut, holds warm air against the deck all winter and the ice dam forms at the eave. We check intake, exhaust and how far the ice-and-water shield runs before we talk shingle.

4

Shared roofs in the 55-and-over communities

Attached units share roof planes, gutters and party-wall flashing. We scope these with the association first so the repair matches the run and the responsibility line is clear.

Materials & services

Specified for Northvale's housing stock

Roofing for small gable and hip roofs

Architectural shingle over synthetic underlayment, ice-and-water shield at eaves and valleys and all new flashing for most of the post-war stock. Standing seam metal where a homeowner wants a fifty-year roof; a low-slope membrane over the flat-roofed additions common on expanded capes.

Siding that starts at the sheathing

Aluminum or vinyl over the original wood is typical here. We strip it, repair the sheathing at the sill and under the window trim, wrap and flash, then hang fiber cement or insulated vinyl. On a sandstone-and-frame survivor the frame side gets wood or fiber cement; the stone is left to the masons.

Gutters sized for grown trees

Six-inch seamless aluminum on the longer runs, guards where branches overhang, and downspouts routed away from the foundation on tight lots. Our guide to gutter guards under Bergen's tree canopy covers what works under leaf load.

Windows & doors measured opening by opening

Insert replacements where the post-war frames are square and sound, full-frame units where they are not, and storm panels kept where single-pane sash is worth saving. See what window replacement costs in Bergen County first.

Northern Valley & the Palisades

Small boroughs, old street trees and roofs judged over decades.

The Northern Valley is a string of small boroughs between the Palisades ridge and the Hackensack watershed, each with an older center along the railroad and post-war streets around it. Mature trees, freeze-thaw winters and owners who stay put mean flashing, ventilation and drainage matter as much as the shingle, and we specify all four.

  • Tappan Road toward the state line — the c. 1810 Haring-Blauvelt House among later streets; early survivors get period-matched materials

Questions
Does Johannemann & Sons serve Northvale, NJ?

Yes — we work across Northvale, ZIP 07647, from the grid around Livingston Street and Paris Avenue out to Tappan Road and the New York state line. Most houses here are modest post-war homes, many of them expanded since, alongside 55-and-over communities and a few early stone survivors. So our work in the borough is roof replacement and leak repair, siding over repaired sheathing, gutter upsizing, window replacement and decks. Every estimate is written, with photographs and named materials.

Our house started small and has been expanded more than once. Why do the leaks show up where the roofs meet?

Because that junction is the hardest detail on the house and usually the work of whoever did the last expansion. Where a newer roof dies into an older wall or roof plane you need step flashing woven into every course and a counterflashing or siding lap over it. Anything wider than a chimney needs a cricket behind it. Sealant lasts a few winters and then stops. We open the joint, rebuild the flashing in metal and tie the underlayment through, so the two roofs behave as one.

Do I need a permit to replace a roof, siding or a deck in Northvale?

Under New Jersey's Uniform Construction Code, replacing roofing or siding like for like on a one- or two-family house is ordinary maintenance and generally needs no permit. A deck does, with footing and framing inspections. Where a permit applies we file it, meet the inspector and hand you the closed paperwork. In the 55-and-over communities the association approves exterior work first, so we scope with them. If your house is one of the sandstone-and-frame survivors, tell us before we quote; materials and fastening are chosen to suit the wall.
