Roofing & exteriors in Carlstadt, NJ

Carlstadt is a compact village of late-Victorian and early-twentieth-century frame houses on narrow lots along the ridge between the Hackensack and Passaic valleys, with Meadowlands warehouse ground on the low acreage below. That means steep gable roofs under aging shingle, vinyl and aluminum over original clapboard, pre-war two-families, and gutters moving water off ground that averages thirteen feet above sea level.

In detail

The borough began in 1851, when a land association of New York City Germans bought 140 acres and divided it among 240 members. Each member took seven lots: two on top of the ridge, two below it and three in the lowlands. The ridge filled in first, within walking distance of the old railroad station, and by 1900 it held 2,500 to 3,000 people. The houses that survive are wood-framed and close together; the lowlands became the industrial ground that now holds Lion Brand Yarns, Pantone and Yoo-hoo.

That history sets the work. A frame house from the 1880s or 1910s has had its roof replaced more than once, often over the layer before. So the first thing we do is find out how many layers are up there and what the deck looks like. Siding is usually vinyl or aluminum applied decades ago over the original wood, with no housewrap and no flashing at the windows. Where a two-family carries a low-slope roof behind a parapet, it fails at the edges long before the field. Gutters tend to be five-inch, discharging onto a neighbor's driveway or against the foundation.

We replace and repair roofs, reside, replace and restore windows and doors, size and hang gutters, and build decks on all of this stock. Every estimate comes with photographs and the names of the materials we propose. Start with roofing or call (201) 446-5941.

What is different here

Four things a Carlstadt roof has to deal with

Low ground and slow drainage

Mean elevation is thirteen feet and six percent of the borough is water. Roofs on the ridge drain fine; where the water goes afterward is the question. We size gutters to the roof area, run downspouts to daylight or a dry well, and set the discharge where it will not undermine a neighbor's slab.

Open sky over the marsh

A ridge above open Meadowlands ground catches more wind than a wooded street inland. We install shingles with a six-nail pattern, a sealed starter course at eaves and rakes, and hip and ridge caps rated for the same wind speed as the field.

Houses close together on narrow lots

The 1850s allotment lots leave a few feet between walls. That governs staging, where debris lands, how we protect the house next door, and how we flash the wall where a lower roof meets a taller neighbor. We plan access on the estimate visit and put it in writing.

Metal and vinyl over old wood

Aluminum and vinyl went on most of these frame houses with no weather barrier and no flashing at the openings. When we reside we strip to the sheathing, replace what has rotted at sills and corners, wrap the house, flash every window and door, then hang the new cladding. More under siding.

Materials & services

What we install on Carlstadt houses

Steep-slope roofing and leak repair

Architectural shingle with ice-and-water membrane at eaves and valleys, synthetic underlayment over a deck we have inspected, and new step flashing at every wall and chimney. Where two layers are already up we tear off to the deck. Leaks get traced to the source, not patched where the stain shows — see where roof leaks start.

Low-slope membrane for two-families and commercial buildings

Fully adhered EPDM or TPO over tapered insulation, with new parapet caps, edge metal and overflow scuppers. The same system serves a flat-roofed two-family on the ridge and a warehouse along Route 120. Both are on the roofing page.

Siding, windows & doors, gutters and decks

Fiber cement or insulated vinyl over a properly wrapped wall, and window replacement that fits the original opening instead of shrinking it. Six-inch seamless aluminum gutters with downspouts placed for the lot, and composite or wood decks with the ledger bolted through and flashed.

South Bergen & the Meadowlands

Pre-war grids on the high ground, marsh and industry below.

The boroughs of South Bergen share a shape: a walkable grid of frame houses and two-families on whatever ground stood above the Meadowlands, with rail lines, highways and warehouses on the fill. The exterior work is about drainage, wind across open marsh, tight lots and flat roofs on houses a century old.

Questions
Does Johannemann & Sons serve Carlstadt, NJ?

Yes — all of 07072, from the ridge-top village around Hackensack Street and Madison Street to the warehouse ground along Route 120. We replace and repair steep shingle roofs on the borough's frame houses, install low-slope membrane on flat roofs, and handle siding, windows and doors, gutters and decks. We work across Bergen County from our Edgewater base.

My Carlstadt two-family has a flat roof. What should go on it?

A fully adhered single-ply membrane, EPDM or TPO, over tapered insulation that actually moves water to the drains or scuppers. The failures we see on older flat roofs are rarely in the field of the roof. They are at the edges — parapet caps, the wall where a lower roof meets a taller neighbor, and pitch pockets around vents. We rebuild those details in metal and membrane, add overflow scuppers where a blocked drain would otherwise pond, and photograph the finished edges so you can see them.

Do I need a permit for a new roof, siding or a deck in Carlstadt?

The borough's construction office decides what needs a permit, and the answer depends on scope. Like-for-like reroofing and residing often qualify as ordinary maintenance under the New Jersey Uniform Construction Code. Structural work on the house, such as replacing rotted rafters or sheathing, needs a permit and inspections, and so does a new or completely rebuilt deck; repairing part of an existing deck in kind does not. We confirm the requirement with the borough before we start and we file the paperwork; you never have to chase it.
